Here are some of the financial programs that you can consider if you are new to the market:

 

FHA

This Federal Housing Administration (FHA) loan enables homebuyers to own a reasonably-priced home of their desire. If you have a credit score of 580, you are granted a down payment of only 3.5 percent of the original price. You can still qualify if your credit score is lower, but you will have to pay at least 10 percent of the initial down payment price.

FHA loans are backed by U.S. Department of Housing and Urban Development (HUD). These usually include:

USDA

The United States Department of Agriculture (USDA) loan is a straightforward financial backing that usually does not require a down payment but you have to make sure that you have a credit score that is higher than 640 for a smooth transaction. If you have a lower credit score, the USDA might require some extra documents.

 

Home is Possible

The Nevada Housing Division implements this financial assistance that lets homebuyers borrow 5 percent of the home loan that can be used for down payment or closing costs. A credit score of 640 is needed for modest homes, while 660 is required for manufactured homes. The homebuyer should also only seek a home that is under $400,000 and should be earning an annual income of $95,500.

 

WISH Program

Workforce Initiative Subsidy for Homeownership or WISH program is also available in the state of Nevada. Here, first-time homebuyers are given $15,000 that they can utilize for upfront or closing payment. The residuals can also be used to reduce the costs of payment mortgage. A credit score of 640 is required for this program.

 

Special interests

Groups or individuals with special cases are the subject of some financial programs existing within Nevada and in other states in the country. These special interests include armed forces, educators, medical practitioners, and more.

 

VA

The United States’ Veteran’s Affairs (VA) loan is a financial aid that focuses on supporting veterans and service members. Down payments, credit scores, and private mortgage insurances are not required to be able to afford this loan. Decent interest rates will also apply.

 

Home is Possible for Heroes

Designed for honorably discharged or active military personnel, this financial support provides the same conditions as the Home is Possible program. It can be combined with a Mortgage Credit Certificate program (MCC). Surviving spouses or National Guard members can also apply for it.

 

Home is Possible for Teachers

K-12 teachers are immediate candidates for this loan. It gives a $10,000 bonus money that does not need to be paid back if the chosen home is inhabited for five years. Requirements include the following:

  • A credit score of 660
  • An income of $98,500 a year
  • A home that does not exceed a $400,000 price

 

Good Neighbor Next Door

Backed by HUD, some of those eligible for this loan are teachers, firefighters, law enforcement officers, and emergency medical specialists. A 50 percent discount off your chosen home in HUD’S revitalization areas can be granted to you once approved. Conditions include living in the home for 36 months.
